    Can you help us with long term planning, especially reserve planning?

    Absolutely.  We can produce a comprehensive assessment of the association's  infrastructure, estimate the future cost of materials and labor (using national and local costing information), examine the association's reserves and reserve contribution plan, and, produce a series of scenarios to help associations optimally manage capital reserve contributions.   We'll even present and explain our findings and recommendations to the owners. 

    How many properties does a Property Manager manage?

    It varies based on the scope of service each association has selected, the size, age, and composition of the property, and how much support the board needs from their PM.  We will never "overload" a PM, ever..  Why? Because our overarching goal is to achieve an exceptional rating from you.  We won't earn that rating unless we are servicing you promptly and efficiently.

    Can I expect your Property Managers to know and advise us on our declarations/covenants, bylaws, rul

    Yes.  Your Property Manger is well versed in the association's governing documents, as well as the Maine Condominium Statutes and the Non-profit Corporate Act.  Backing up  your PM is our legal advisors who are on retainer to us and available also to our clients.  Not only are then steeped in the law, they actually helped the legislature write the laws.  

    Do your Managers get involved with enforcing the association's rules and regulations?

    Yes.  Not only do we enforce rules and regulations, we advise boards on how to define rules and regulations that work..  

    How quickly can you begin managing our association?

    Our on-boarding process is carefully planned and managed from start to finish.  Whether you are transitioning from another property management firm (and we know them all), or from being self-managed, we can have you up and running in four to six weeks

    Yes, we have helped several associations transition from their developer (also known as the 'Declarant') to an association that is organized and governed by the association.  We're happy to discuss what we do and how we do it with you.
